Delaware Statutory Trust (DST) Real Estate Investments: These allow investors to purchase fractional interests in income-producing real estate using a 1031 exchange or with non-exchange proceeds. They may be suitable for investors who are selling real estate (and want to defer tax on the sale by using a Section 1031 exchange), who do not want to manage rental properties and who want monthly income. Minimum investments start as low as $100,000 and are for accredited investors only.

Real Estate Investment Trusts (REIT): A Real Estate Investment Trust is a company that owns and operates income-producing real estate assets. REITs can own various types of real estate including office, apartments, shopping centers, health care, self storage, industrial, hotels and more. REITs may offer investors current cash flow from dividends, liquidity (depending on whether it’s a traded or non-traded REIT) and diversification opportunities.

Real Estate Funds: These are funds that enable investors to participate directly in a variety of real estate projects and/or properties and share in the venture’s cash flow and potential tax benefits.

Custom Properties: For those investors with larger sums to invest, we provide access to custom, turn-key commercial properties in real estate markets across the country. These real estate investments are eligible replacement properties for 1031 exchanges and may provide similar benefits to DST properties but are owned solely by one investor or family.

Our model portfolios range from conservative (100% bonds) to aggressive (100% stocks and real estate).

Oil and Gas Direct Participation Programs: Direct participation programs enable investors to participate directly in an oil and/or gas business ventures and share in the venture’s cash flow and tax benefits. Oil and gas working interest and royalty interest programs provide property sellers a viable alternative to real estate for their 1031 exchange replacement property. Ownership is structured through a “fractional interest” similar to tenant-in-common ownership and is considered “like-kind” for exchange purposes. Drilling programs allow investors potential opportunities for cash flow and attractive tax benefits.

Annuities: Annuities are contracts offered through insurance companies and can serve as a conservative place to accumulate money on a tax-deferred basis with the ability to have an income stream guaranteed for life. By utilizing the IRC Section 1035 exchange, a person is able to exchange an existing annuity into a new annuity while deferring any taxable gain in the old annuity. All guarantees are subject to the claims-paying ability of the issuing insurance company.
Insurance: As independent agents, we are able to shop multiple companies to help you find an appropriate life or long-term care insurance policy at competitive prices.

Each investment strategy has specific risks. We help our clients identify and evaluate the risks associated with each type of investment and help them determine whether the investment is suitable for them. DST investment risks include but are not limited to loss of investment principal, declining market values, loss of management control, tenant vacancies and illiquidity. Additionally, oil and gas investments are subject to fluctuating productivity, depletion and energy prices. If a 1031 exchange is not structured properly, the potential tax benefits may be lost.
